Residential property, held and managed for the long term

Homes and apartments · tenancy arrangements · day-to-day management

We acquire, own and manage residential property for rental and long-term investment — arranging tenancies, managing rent, coordinating maintenance and staying in contact with tenants through the life of a lease.

Rent and fees are quoted per property and per tenancy. We do not promise investment returns.

Two ways in

Are you looking to rent — or to invest?

The two sides of what we do are linked: the homes we hold are the homes tenants live in. Choose the route that fits you and we will answer on those terms.

Investing with us

We buy, hold and manage residential property as a long-term owner. If you are considering long-term residential investment, we will set out what we actually do month to month — and the risks we cannot promise away.

What we do

A landlord that manages what it owns

Rydill Holdings Limited acquires, owns and manages residential properties — houses and apartments — for rental and long-term investment purposes. Our work covers arranging tenancy agreements, managing rental payments, coordinating property maintenance, conducting routine inspections and communicating with tenants.

We also buy and sell properties held within our own portfolio as part of managing it. We are a property owner and manager, not a sales agency acting for third parties, and we do not present ourselves as a licensed estate agency or developer.

What we do not promise: investment and letting are not guarantees of income. We do not publish or imply guaranteed yields, returns or capital growth, and any figure that matters is confirmed in writing for the specific property and tenancy concerned.

What we hold

The kinds of homes we own and manage

We describe what we hold by type, not by address — availability changes, and we would rather tell you what is actually available when you ask than publish a list that is out of date.

What managing a property actually involves

Tenancy arrangements

Tenancy arrangements

Referencing, the tenancy agreement, deposits and the paperwork that has to be right before anyone moves in.

Rent and payments

Rent & payments

Rent is collected and recorded, statements are kept clear, and arrears are handled early rather than left to grow.

Maintenance and repairs

Maintenance & repairs

Reported faults are triaged, trades are coordinated, and the work is checked when it is finished.

Inspections and records

Inspections & records

Routine property inspections with written notes, so condition is tracked over the life of each tenancy.

How a tenancy works

From first enquiry to the end of a lease

01

Enquiry and viewing

You tell us what you need; we show you what we actually have and answer questions about the property, not a brochure.

02

Referencing and agreement

Checks are completed, the tenancy agreement is explained, and the deposit is handled according to the scheme that applies.

03

Move-in and inspection

The condition is recorded at the start, so there is a shared reference point for the whole tenancy.

04

During and after

Rent, repairs and inspections are handled while you are in the property, and the position is clear at the end of the lease.

Common questions

Before you get in touch

Straight answers to the questions we are asked most often. If yours is not here, ask it directly — we would rather explain than have you guess.

A person taking a tenant call at a desk
What kinds of residential property do you manage?

Houses, apartments, studio flats and small blocks that we own and hold for long-term rental. If you are not sure whether what you are looking at falls into that, ask us — we will tell you plainly.

How do I apply for a tenancy?

Send an enquiry with the property type you need, the area and when you would like to start. We reply with what is available and arrange a viewing; references and the agreement come after that.

How long are tenancies, and how is rent agreed?

Tenancies are arranged for the term agreed with the property concerned, and rent is confirmed in writing per property and per tenancy before anything is signed. We do not publish blanket pricing, because it would not be accurate for a specific home.

Who is responsible for maintenance?

We coordinate repairs and maintenance as the owner. Structural and safety items are ours; day-to-day care of the home is the tenant’s. The tenancy agreement sets out the split precisely.

How can an investor work with you?

We invest in and manage residential property as a long-term owner. Talk to us about the type of property and the timeframe you have in mind — we will explain what we do, and be equally clear about what we cannot promise.

How are fees calculated, and which areas do you cover?

Fees depend on the property and the tenancy, so they are quoted per case rather than from a price list. We work with tenants and investors in Europe; tell us where the property is and we will confirm whether it is something we can take on.
